New Project Development
Viking HomesTM is a new real estate development concern. As part of TPA, our market focus is on (1) rehabilitation of damaged or foreclosed properties (REO’s); (2) rental of rehabilitated homes; and (3) construction of new homes in major urban regions such as Miami, Orlando, St. Petersburg, Gainesville and key outlying areas such as Pensacola. Due to strong activity in the Orlando market, our initial focus will be to pursue projects there.
Program Details
Viking Homes TM will be providing turnkey services in developing single family homes. We have teamed with a national supply company to allow us to utilize a standardized wholesale pricing structure to benefit from a onesource provider of a wide range of products and support services. This partnership allows us to utilize whole-house material supply, volume buying power through centralized purchasing components, engineered wood products, door shops, and having a national footprint of stores and dedicated sales team serving the single-family home construction business.
Through this partnership, Viking Homes TM has access to a comprehensive exterior shell package, an interior "base" package, and optional kitchen and bath packages. Excluded from this group of components are certain items, which will be sourced from various local vendors, suppliers, contractors and trades, as follows; foundations, steel beams or columns, exterior cladding, plumbing, HVAC, electrical and finish flooring.
We have several Florida-licensed contractors available to function as General Superintendent(s)/Project Manager(s). Their primary responsibility is to manage the permitting, interfacing with County inspectors, and supervise trades – to include structural, MEP, supporting personnel, painters, carpenters, and vendors. In addition, we have a team of experienced real estate professionals to help promote and execute sales contracts for all projects being undertaken. The RE component will be responsible for directly managing the rental units as they go on line. This work includes pre-screening of tenants, managing the rental agreements as well as contracting routine maintenance and security, when necessary
